The five signals and their weights
Each business gets a composite score from 0 to 100, built from five measured signals. They're listed here from heaviest to lightest.
- Sentiment, 28%. A synthesis of what recent reviews actually talk about: whether people praise the same things (clear communication, getting a tricky loan approved, follow-through after settlement) or raise the same complaints (slow responses, fees not explained upfront, being passed between staff). We read the substance, not just the star clicked.
- Rating, 26%. The business's aggregate star rating on Google, taken as reported.
- Volume, 20%. How many reviews a business has, log-scaled. This stops a broker with 6 reviews from scoring the same as one with 600 purely on strength of a good average. The team reviews, gathered over time, is harder to fake and more informative.
- Recency, 12%. How recently customers have actually left reviews. A broker who was well reviewed in 2019 and has gone quiet since tells you less about what working with them is like today than one with a steady trickle of recent feedback.
- Completeness, 14%. Whether the basics are listed and correct: phone number, website, business hours, and address. A broker who keeps this current is generally easier to actually reach and book.
Why sentiment carries the most weight
A star average is a single number and it hides pattern. Two mortgage brokers can sit on identical 4.3-star averages while one has a string of recent reviews all mentioning the same problem, say, poor communication during the approval wait, or surprise costs late in the process. The average won't show you that. Reading what reviews actually describe is the only way to catch a pattern like this before it's your problem, which is why sentiment is weighted higher than the star rating itself. Rating still matters and carries the second-heaviest weight, but it's read alongside sentiment, not instead of it.
What this means for confidence, not just rank
Some businesses on the directory have very few recent reviews. When that's the case, the resulting score is built on thin evidence, however good that evidence looks, and we label it as a low-confidence score. It's not a penalty against the business. It's a flag that there isn't much recent data to synthesise, and readers should weigh that accordingly.

Scores are earned, not edited
Every score comes from the rubric above and the underlying data only. Nobody adjusts a number by hand. Where paid placement exists anywhere on this directory, it is always labelled clearly as paid placement and it never changes a business's score. Where a "best of" list reflects editorial judgment rather than the rubric alone, that page says so plainly, on the page itself, not buried in a footnote.
